There is something to be said about not resorting to the phone book for vendors.  Over the years we have tweaked our list of competent and loyal vendors.

Some tasks are complicated or require the expertise of a specialist. Our experience with a wide range of vendors is an asset that we bring to our managed properties. Some trades such as plumber or electrician require the use of a primary contractor.  This is generally for small ticket work.  When a job requires multiple bids, a specification is prepared and multiple bids are obtained.
